The Greystone Action Plan
1. Transition to Resident-Led Self-Management
We cannot fix our community while draining resources on an out-of-state management company.
- The Action: Terminate the $9,000/year contract with Sentry Management.
- The Solution: Transition to a modern, self-managed model run by residents, for residents. We will establish local community "departments" to handle maintenance requests directly and implement transparent, monthly financial reporting.
- The Result: Stopping petty fines, restoring basic communication, and freeing up capital to fund actual neighborhood improvements.
2. Storm Drains and Road Infrastructure
The roads are our biggest liability, and we cannot pave them until the underlying 2007 drainage failures are resolved.
- The Action: Utilize the original community blueprints to identify and execute the necessary storm drain repairs and buffer installations.
- The Solution: Partner with city officials to clear the bureaucratic hurdles. We will present residents with a transparent, honest breakdown of the costs to finally complete the infrastructure the builders abandoned.
- The Result: Functional drainage that prevents flooding and allows us to finally pave and turn over the roads properly.
3. Restoring Our Amenities
Before we police our neighbors' yards with a magnifying glass, the HOA must ensure its own properties meet 2026 luxury community standards.
- The Action: Halt all aesthetic fines until the neighborhood's common areas are brought up to standard.
- The Solution: Reallocate the funds saved from terminating Sentry to overhaul the pool house, pool area, tennis courts, and common spaces. We will source competitive bids and utilize community oversight to modernize these aging facilities.
- The Result: High-quality amenities that actively increase our property values and give residents a reason to be proud of the community again.
4. Transparency & Professional Communication
Official neighborhood business belongs on a secure, dedicated platform—not in toxic social media groups or chaotic text threads.
- The Action: Establish this resident portal as the single source of truth for Greystone.
- The Solution: Provide every homeowner with a secure dashboard replacing Facebook/GroupMe. It will host financials, official announcements, secure voting, maintenance ticketing, document archives, and a community calendar.
- The Result: Complete transparency. Every neighbor gets the exact same information at the exact same time, without the drama.
